Ok, Cochrane (or in Calgary, Chestermere, Airdrie, and Surrounding Areas of Alberta) home inspectors have an interesting situation - doing a home inspection when someone is already under contract. Then, when the home inspection invariably comes up with issues, the deal is under stress.
So here is my solution (in theory): Mandatory pre listing home inspections. And before you stop reading, consider these benefits.
1. The seller's agent knows what they are signing up for when they list the home and the buyer's agent can better filter listings for their client(s).
2. Buyers have a document to review to help them determine if that home has issues that they are willing to deal with
3. Asking prices will be more accurate
4. Buyer's don't have to go through multiple home inspections to determine which properties are high risk
5. Increas in real estate efficiency
In addition the time it takes to negotiate repairs or price reductions, with multiple parties involved in this process, is virtually eliminated on many transactions. Sellers can take the report and deal with the issues prior to listing the property or list the property "AS-IS, NO NEGOTIATIONS" and buyers can make decisions during a preview rather than paying for a home inspection and going back and forth with their agent, the seller, the seller's agent, contractors, etc. trying to find a common ground.
It goes without saying that shabby inspectors will surface and perform sub-standard home inspections for sellers, but I believe that those home inspectors would be weeded out relatively quickly. Of course the buyer always has the option of having their own home inspection done as well.
Home Inspectors Serving Calgary, Chestermere, Cochrane, Airdrie, and Surrounding Areas of Alberta
Calgary home inspections generally happen after both sides of the transaction have a vested interest in the property. Pre-listing Home Inspections in Calgary (or in Chestermere, Cochrane, Airdrie, and Surrounding Areas of Alberta for that matter) seem to be rare these days. Why we wait to have the home inspection when both sides have so much vested into the transaction is still a big question in my mind. If you want to limit issues coming up and threatening the whole transaction, contact me today. Having a thorough home inspection beforehand can significantly reduce having many of these issues.
