Cracks in Poured Foundation - many times on a home inspection I see cracks in poured foundations. The first question that almost every client asks is: "is that bad?". Well, yes and no.
First, let's just say this - If you have concrete that does not crack, then you have magic concrete. Concrete cracks, and is just a fact of life. That is why there are metal bars, meshing, relief cuts, and many other things put into concrete. These measures either help prevent, or just control the cracking.
In reality, most cracks in a poured foundation are not structurally significant. Most times they are either not big enough, or even superficial. What is usually the biggest issue with them is moisture and pest intrusion. Especially as the weather gets colder, moisture in these cracks can freeze, expand, and make the cracks larger.
